VA Loan Calculator
Price, down payment, your rate, and term. The funding fee uses the VA chart. Estimates, not a loan offer.
Smart Tips
• The fee is a percent of the base loan, which is price minus down payment.
• A 5% down payment uses 1.50%. A 10% down payment uses 1.25%. Under 5% depends on first or subsequent use.
• National Guard and Reserve do not pay a higher fee on the April 7, 2023 chart.
• You type the interest rate. This page does not quote a VA rate.
The Formula
The fee is not charged on the price
From the April 7, 2023 VA chart
Only if you finance the fee
Standard payment on the note
Down payment of 5% on a $200,000 price is a $190,000 base loan and a 1.50% fee of $2,850, the example on the VA page. Financing the fee adds $2,850 to the note. The monthly payment then uses the standard amortization formula at the rate you type.
